The Paddington complex is not a dull, uniform housing block, but a lovely combination of sections of varying heights: one low-rise block and two high-rise blocks, with a courtyard garden at the heart of the building. On the ground floor, you’ll find commercial premises, the car park (where 41 parking spaces are available to rent) and (bicycle) storage rooms.
All homes in Paddington are mid-range rental properties. Mid-range rental is for those who earn too much for social housing, but too little for private-sector rental or ownership. Affordability is a key factor in mid-range rental properties. That is why there are long-term rent agreements between the landlord and the City of Amsterdam.
There is a minimum and a maximum income threshold to be eligible.
Income guidelines:
· Minimum gross annual income must be at least 42 times the net monthly rent. Where there are two incomes, the second income counts for 100 per cent.

Income thresholds for middle-income households
An income threshold has also been set for households with a middle income. This threshold is laid down in Article 10 of the Housing Act. The following income thresholds will apply from 1 January 2026:
• €70,149 for single-person households;
• €93,531 for multi-person households.

· Pensioners:
The sum of the state pension (AOW) and net pension must be at least three times the monthly rent. This may be supplemented by sufficient personal capital to cover any shortfall against the income guideline on a long-term basis.
Self-employed person, independent entrepreneur or director and major shareholder (DGA):
· A demonstrable pre-tax net profit in line with the income guideline stated above;
· You must have been in business for at least two full financial years.
Guarantee: not possible.
Who can rent a flat in Paddington?
You can rent a property if you are going to live there yourself and, after moving in, register at the rented address in the Municipal Personal Records Database (BRP) of the municipality of Amsterdam. Another important condition is that you have sufficient income to pay the rent, both now and in the future. Income guidelines apply in this regard. In addition, you must not have a negative BKR record. Part of the letting procedure we carry out includes a BKR Credit Check and/or Sanctions Check.
Car parking in Paddington?
Paddington has an underground car park with 41 parking spaces. These spaces are available to rent separately by tenants. In total, there will be 16 parking spaces with charging points for electric cars.
Where can I park my bike?
There is a large basement beneath the building. This provides space for 499 bicycles and 4 cargo bikes.
