The Paddington complex is not a boring, uniform housing colossus, but a beautiful combination of parts that differ in height: 1x low, 2x high with a courtyard garden in the heart of the building. All properties in Paddington are mid-rent properties. Middle rent is for those who earn too much for social rent, but too little for free sector rent or purchase. Affordability is an important factor in mid-rent homes. This is why there are long-term rent agreements between the landlord and the municipality of Amsterdam.
There is a minimum and maximum income standard for eligibility.
Income guidelines:
- Minimum Gross annual income at least 42 times the net monthly rent. In case of two incomes, the second income counts for 100%.

- Pensioners:
Sum of AOW and net pension at least 3 times the monthly rent. Possibly supplemented with sufficient equity to be able to make up the shortfall in the income guideline in the long term.
Self-employed, self-employed or DGA:
- a net profit before tax demonstrably at the above income guideline;
- you are in business for at least 2 full financial years.
Guarantor: not possible.
Who can rent a flat in Paddington?
You can rent an apartment if you will live in it yourself and register at the rented address in the Basisregistratie Personen (BRP) of the municipality of Amsterdam after moving in. Another important condition is that you have sufficient income to pay the rent, now and in the future. Income guidelines apply for this. It is also necessary that you do not have a negative BKR registration. Part of the rental procedure we carry out is a BKR Credit Check and/or Sanction Test.
