All properties in Justus are mid-range rental properties. Mid-range rental is for those who earn too much to qualify for social housing, but too little for private sector rental or ownership. Affordability is a key factor in mid-range rental properties. That is why there are long-term rent agreements between the landlord and the City of Amsterdam.
Income thresholds for middle-income households
An income threshold has been set for households with a middle income. This threshold is laid down in Article 10 of the Housing Act. The following income thresholds apply from 1 January 2026:
• €70,149 for single-person households;
• €93,531 for multi-person households.

Justus – Location
Living in Justus means enjoying views over the IJ and the city of Amsterdam! Where a few ships lie waiting at the Oranjesluizen, situated on the east side of the IJ. The Oranjesluizen were designed by Justus Dirks and built in the 19th century.
Now, so many years later, the name Justus lives on in this area. Just as Justus Dirks was instrumental in the creation of the Oranjesluizen, the Justus building marks the start of a lively and vibrant new neighbourhood in Amsterdam. And you can be part of it!
The neighbourhood itself is low-traffic, but the building offers space for 33 parking spaces and a spacious bicycle shed. There is currently a waiting list. There are no external storage rooms.
Justus – Living
Justus is a striking building in a prime location in Amsterdam. It features a combination of low-rise and high-rise sections. The ground floor houses a gym and catering facilities.
The building has no fewer than 32 storeys and offers 289 flats, ranging from approximately 50 to approximately 72 m², with two or three bedrooms, and all feature a balcony.
If you fancy getting some fresh air, the roof terrace on the 24th floor offers a wonderful spot with views over the city of Amsterdam.
Justus – Income requirements
To rent a flat, it is important that you are able to pay the rent every month. That is why income guidelines have been drawn up:
• Minimum gross monthly income (holiday pay and any fixed end-of-year bonuses may be included) of 4 times the basic monthly rent;
• Pensioners: minimum gross monthly income of 3 to 3.5 times the monthly rent;
• Where there are two incomes, the second income counts for 100 per cent.
All a prospective tenant’s fixed income is taken into account. This includes salary, holiday pay, a thirteenth month’s salary, personal care budget (PGB) and (pension) benefits. Amounts that fluctuate annually are not included. Income from flexible, on-call and agency work is also excluded. The same applies to overtime and irregular hours allowances.
