Registration as a housing seeker

For your registration for the rental process at ikwilhuren.nu, we request the following information:

  • first and last name;
  • email address (for communication);

After your registration, you can actively search for available properties with us.

  1. The registration gives a registrant the right to access the current rental offerings of MVGM Vastgoedmanagement B.V. (hereinafter referred to as MVGM Wonen) as well as the option to digitally respond to properties.
  2. The registrant is aware of the financial conditions to qualify for a rental property at MVGM Wonen and therefore has no right to (partial) refund of the registration fee of € 36.00 (when requesting a plus account) if they do not meet these conditions.
  3. The registration is valid for a period of one year, with the day of payment of the registration fee of € 36.00 as the start date. Extension only takes place at the request of the applicant.
  4. The registration automatically expires after one year. The registrant will receive digital notification of this.
  5. MVGM Wonen is entitled to terminate the registration without further notice of default or judicial intervention with immediate effect and/or to block access to the account in whole or in part, whether temporarily or not, if the registrant fails to fulfill one or more obligations, including payment of the registration fee, correct entry of data, and meeting the income standard towards MVGM Wonen not, not properly, or not fully. MVGM Wonen will then not be obliged to provide a full or partial refund of the registration fee.
  6. After registration, the registrant receives personal login details for ikwilhuren.nu.
  7. After registration, the registrant digitally receives email updates of new housing offers from MVGM Wonen that fit within his or her specified search profile.
  8. In all email communications as mentioned in point 7, an unsubscribe link is included, so that the registrant can unsubscribe. When the registrant no longer wishes to receive (e)mails and/or other communications from MVGM Wonen, the registrant can inform MVGM Wonen electronically.
  9. MVGM Wonen reserves the right to change or adjust the present conditions, registration requirements, and registration rates.
  10. Being registered as a housing seeker with MVGM Wonen does not guarantee finding (suitable) housing.
  11. No right to allocation of a property/garage can be derived from signing or digital submission of the registration form.
  12. When relevant changes occur in your private and/or work situation that affect your registration, we request that you inform us in writing.

Searching for housing

After your registration (normal or plus account), you are registered with us and can actively start searching for a property. If desired, you can add your address to your account details. With the plus account, email notifications based on your search profile can also be activated.

Please note: Municipalities use different housing policies. Check if you meet the allocation criteria (for example age regarding senior housing, key professions, etc.) of the Municipality in which you are searching. This prevents you from registering for a specific property with us, while allocation is done through the Municipality or is not possible in your case. This information is available from the relevant Municipality(ies).

Requesting a viewing

When you have found a property for which you want to be considered, you can request a viewing. For requesting a viewing, we need the following additional information:

Personal details

  • gender (only for form of address);
  • date of birth;
  • address;
  • phone number (for scheduling viewing);
  • co-tenant information (same details as tenant).

Living and working situation of applicant

When you have found a property for which you wish to be considered, we ask you for the income details of you and, if applicable, the co-tenant. The reason for this is that we want to ensure that the property is suitable for you and your family. Your income must be sufficient to meet your payment obligations. The composition of your family may also be important, as there may be a maximum number of people determined for the property. The application for a viewing can only be processed if it is completely filled out and after all requested declarations have been received by the property manager/landlord.

We request the following information before viewing:

Living situation:
  • number of people in your household;
  • number of children;
  • current living situation (owned/rented/living with others).
Work situation:
  • source of income;
  • key profession;
  • type of profession.
Financial:
  • savings/own equity;
  • loans/credits;
  • monthly income.

Documents

To verify your provided information, we ask for a number of documents.

For individuals in employment:

  • UWV insurance statement

For individuals with benefits or as entrepreneurs:

  • Income tax return

For retired individuals:

  • Annual pension statement

If you definitely want to rent the property after viewing, the applicant authorizes the property manager/ landlord to conduct a risk analysis related to the payment behavior of the applicant. There are no costs for the applicant associated with this risk analysis (purpose of risk analysis see 'privacy statement'). Applicant is aware that the results of the risk analysis may give the landlord reason not to proceed with allocating the property, or to attach further conditions to it.

We maintain an income standard where your gross monthly income (including holiday pay) must be at least equal to 3.5 to 4 times the rent. For dual-income households, a different income standard applies to the second salary. In most cases, the second income is counted at half in the income calculation. These incomes are assessed on a case-by-case basis. Additionally, you must be registered at the address of your rented property and live there yourself.

Different income calculations and/or additional conditions apply for self-employed individuals. These are examined on a case-by-case basis. If you are a self-employed entrepreneur, a bank guarantee of at least 2 months must be provided before signing the rental contract. Self-employed entrepreneurs must provide a recent extract from the trade register at the chamber of commerce and an accountant's report certified by a recognized accountant for the past 2 years.

If you are retired, we would like to receive the most recent annual statements, which show what your annual gross income is. We take into account that retired individuals pay approximately 30% less tax. These incomes are assessed on a case-by-case basis.

If you work as a temporary worker, different income calculations and/or additional conditions apply. These are examined on a case-by-case basis. Temporary workers must, for example, provide at least 2 annual statements of their employment, Phase B.

Appropriate allocation for viewing

We work on the basis of appropriate allocation. Based on the stated income requirement, required target group or key professions, housing preferences, and availability, the property is allocated to the most suitable candidate.

In case of equal suitability of candidates, a drawing will take place within 2 working days at the latest. 'Equal suitability' means that multiple candidates meet the stated income requirement, have completed the application in full, and are the best match for the property based on wishes and specific characteristics.

Allocation happens through a match ranking. In case of equal suitability, candidates are allocated in an automated and random manner. This ensures objectivity in the selection of candidates. Employees of MVGM Wonen cannot exert any influence on this.

Appropriate allocation is done in an objective manner and in accordance with the Good Landlordship Act. MVGM Wonen does not profile in any way. MVGM strives to rent (care)properties without discriminating based on race, skin color, national origin, religion, gender (including pregnancy), age, sexual orientation (including gender identity and expression), marital status, disability, veteran status, or any other ground prohibited under (inter)national legislation.

MVGM Wonen is committed to equal opportunities for all housing seekers. Therefore, as a sitting tenant, it is not possible to nominate a candidate when terminating the lease of the property.

Renting

If, after the viewing, you have accepted the property, we offer you, on behalf of the landlord, a rental contract. Upon acceptance, a rental contract with general terms and conditions is established between you and the landlord. MVGM acts as the property manager of your property.

Applicable law

Dutch law applies to all relationships between MVGM and registrants that arise in the context of registration as a housing seeker and as an applicant for a viewing.
