General rental conditions

To qualify for one of our rental properties, you must meet a number of conditions. We use an income standard whereby your gross monthly income (including vacation pay) must be at least equal to 3.5 to 4 times the rent. 3.5 to 4 times the rent. These incomes are assessed on a case-by-case basis. In addition, you must be registered at the address of your rented property and live there yourself.

Documents

Before you can rent a property, you must provide us with a number of documents. In order to provide you with a good service, we ask you to collect a number of documents prior to a viewing. Here you will find a handy checklist with the required documents per situation.

Independent entrepreneurs

Different income calculations and/or additional conditions apply to self-employed entrepreneurs. In addition, please note that you must provide a bank guarantee (or deposit, depending on the client's requirements) in the amount of at least 2 months' rent before signing the lease.

Retirees

If you are retired, we would like to receive the most recent annual statements showing what your annual gross income is. We take into account that retirees pay about 30% pay less tax. These incomes are assessed on a case-by-case basis.

Temporary Workers

If you are employed as a temporary worker, different income calculations and/or additional conditions apply. These are considered for each individual situation. For example, temporary workers must provide at least 2 annual statements of their employment, Phase B.

Equity

Do you have equity? Then you may add 10% of your equity to your gross annual income. You must prove this amount by means of, for example, a copy of a bank statement.

Home sharers

We rent homes under specific conditions that may vary by housing complex. There are special housing complexes where we rent according to the friends concept. If this is the case, we mention this on our website. In this concept, tenants can live together with a friend where both parties have their own lease. In most other cases, we only rent properties to long-term joint households.

Additional Information

You must not be in arrears with your current landlord or mortgage lender. Income must also be demonstrated by, for example, a statement from My UWV in combination with an employer's statement or accountant's statement, or the income tax return. In addition, a credit check is part of our allocation procedure. The General provisions of the rental agreement apply to our rental agreements.

If in doubt whether you meet the above conditions, additional conditions may be imposed. In that case, please note that we require a deposit or bank guarantee in the amount of 2 months' rent.

Forgery

If prospective tenant(s) provide forged documents in order to be considered for a rental property, MVGM will be forced to report to the police for Forgery (Article 225 of the Criminal Law).
