Income requirements:
To rent a property, you must meet an income requirement: the gross (joint) monthly income - excluding allowances and holiday pay - must be at least 3.5 times the basic monthly rent. Any equity present counts for 5% of the annual income.

Your taxable (joint) annual income is therefore a maximum of € 81,633 for a 1-person household or € 89,821 for a 2 or more-person household (price level 2025).
Also note the income requirement you must meet!
You should apply for the housing permit as soon as you have signed the tenancy agreement. You will receive a message about this from MVGM after signing the contract. Failure to do so and moving into the property without a permit may result in an administrative fine as a penalty from the municipality. The costs for a housing permit are Euro 79.90 (price level 2025), which you must pay to the municipality during the application process.
