Oss is a medium-sized independent municipality located in North Brabant, between provincial capital 's-Hertogenbosch and Nijmegen in Gelderland. Oss has traditionally been a city with mainly industry. Nowadays, Oss is a city mainly also known for research and development in life sciences and agro-food.

On the outskirts of Oss, northwest of the city centre and adjacent to the Ossemeer nature reserve, lies the Horzak district. Since 2017, homes have been built here around three stately avenues, forming a link between north and south. To the south, you have access to the centre of Oss. On the east side, Horzak is bordered by sports park Rusheuvel. To the east, a wide green strip forms the transition to business park Elzenburg. And on the north side, you have permanent views of the nature reserve between Oss and Macharen.

The street names in the new housing estate Horzak refer to the previous inhabitants of this area. Extensive excavations have shown that this area was already inhabited 3,500 years ago.

MVGM Wonen rents 32 single-family houses (year of construction 2017) in Horzak. The rental homes in this complex are scattered through the neighbourhood and have different architecture for each residential block. In all cases, however, they are garden-oriented houses, with the kitchen situated at the front. On the ground floor, the entrance hall provides access to a toilet and to the living room with open kitchen. The kitchen, in a corner arrangement (except for types F, G and N), is equipped with kitchen appliances: cooker hood, hob, dishwasher, combination microwave oven and fridge-freezer.

The hall also contains the staircase to the first floor, where you have access to 3 bedrooms and a bathroom (equipped with a bathtub, separate shower, washbasin and 2nd toilet). Via a fixed staircase to the second floor you reach the open attic space, where connections for washer and dryer are provided.

The houses have a living area of 122 or 129 m2 and are situated on plots ranging from 135 to as much as 236 m2. There is a separate (bicycle) shed in the rear garden. The gardens at the front and (if applicable) also the side are provided with hedges (obligation of the municipality of Oss) and are maintained by the landlord. All residences have solar panels.
